WITHIN 24 HOURS: 

Your listing will be submitted to MLS including at least 6 photos.  All information pertaining to the home will be posted for cooperating agents to view immediately.  These agents can automatically email or call me to schedule appointments.

I will guide and advise you of your disclosure responsibilities to the buyer as dictated by the NYS Department of State.

I will order my personal picture sign for the property. This brings the most qualified buyers in the shortest time.  The sign will have my phone number and website address.

If you wish a "by appointment only sign", it too can be ordered.

If the property needs to be pre-inspected, a sign noting "pre-inspected home" will be ordered, telling prospective buyers that any problems have been addressed before they become an objection.

Pam's Exclusive creative marketing techniques will be discussed and implemented in order to get your home sold fast and for the most amount of money.

WITHIN THE FIRST 7 DAYS:

A For Sale by Pam sign and any riders will be installed.   If a buyer calls on the sign, he is already HALF sold on the house.  This is the best form of marketing today.

Buyers and Agents will call to schedule appointments to view the home, and appointments will be scheduled according your preferences and needs. 

A features and attractions sheet "Property Profile" summary describing your home's features and photo of your home will be provided.  This provides purchasers and cooperating brokers instant information on your property.

Ads for your home will begin to appear 24/7 on all major websites searches including MLSLI.com, Realtor.com, Remax.com, Google, Yahoo and more.  are invited to view your property including multiple images and newly added VIRTUAL TOURS OF YOUR HOME, plus a wealth of important information for buyers and sellers on my new and improved website: www.pamdickman.com or www.forsalebypam.com.  As per the latest national study, 77% of all buyers are now searching the internet for homes.

I SUBMIT MY ENTIRE WEBSITE TO GOOGLE VIA GOOGLE SITEMAPS.  THIS ENSURES THAT MY SITE GETS THE MOST TRAFFIC POSSIBLE TO YOUR HOME WILL BE SEEN BY THE MOST POTENTIAL BUYERS!

I will help guide you with moving services.

I will keep in touch with you regularly to review market conditions.  If your home is not selling, we will explore and discuss the possibilites and reasons of why it is not selling and make adjustments together to procure a fast sale.
